Comprehensive investigation of Varsity Towers focused on deflection-critical elements, as-built detailing, and concrete and reinforcement testing to support remediation planning.

Scope

As-built detailing of a deflecting beam and 10 steel-jacketed concrete piles with pile caps, plus materials testing and optional LiDAR and 3D model support.

Challenge

This occupied residential asset required integrated assessment of multiple structural element types with different access, risk, and evidence requirements. The client needed a consolidated technical picture to avoid fragmented decision making and over-conservative scope creep.

Approach

SiteOps combined NDT detailing, targeted sampling, and reporting into a single coordinated investigation workflow. Outputs were structured so engineers could review element condition, detailing evidence, and implications for repair sequencing in one package.

Outcome

The project clarified element condition and detailing enough to move from exploratory assumptions to targeted remediation planning. This improved confidence in cost and programme decisions for downstream works.
